Terms & Conditions

SMOKING

Smoking is strictly prohibited in all indoor areas.

PETS

Companion pets are permitted, with a maximum of two (2) small-sized pets per stay.

STAY

During the stay, the Guest shall comply with:

• all laws relating to noise pollution and public order;
• local municipal regulations;
• the instructions and regulations of the Cyprus Police;
• applicable noise limits and designated quiet hours.

The Guest shall return the Property clean and in the same condition in which it was received upon departure.

The Guest shall bear sole responsibility for any bodily injury or death suffered by their invitees.

The Guest shall bear the exclusive and full responsibility for any material damage or deterioration caused to the Property through the fault of the Guest or their invitees and shall fully indemnify the Owner and any third parties for the cost of restoring such damage.

The use of loudspeakers and sound systems is strictly prohibited.

ADDITIONAL TERMS

In the event of cancellation thirty (30) days prior to the reservation date, only ten percent (10%) of the reservation amount shall be refunded.

Reservation dates may be changed, subject to availability.

Neither party shall be liable for the cancellation of the reservation due to force majeure events, including but not limited to natural disasters, government restrictions, or pandemics.

The use of fireworks, pyrotechnics of any kind, and confetti anywhere on the Property is strictly prohibited. Should the Guest or any of the Guest's invitees breach this provision, the Guest shall pay the Owner/Property Manager the amount of €2,000 as the minimum agreed compensation. In addition, the Guest shall be liable for all lawful compensation arising from any damage caused, any fines imposed by the Republic of Cyprus or any local, municipal or other competent authority, as well as any judicial, extrajudicial, legal or other related expenses resulting from any legal or administrative proceedings.

Furthermore, the Guest shall be responsible and liable for restoring and repairing any damage resulting from the above acts or omissions.

THE OWNER / PROPERTY MANAGER

The Owner/Property Manager shall bear no liability whatsoever for any food poisoning or illness arising from food or beverages consumed on the Property, whether supplied by the Guest or obtained from third parties.

The Owner/Property Manager shall bear no responsibility for theft or for any loss of or damage to the property of the Guest, the Guest's invitees, or associates.

The Owner/Property Manager shall bear no liability for reservation cancellations due to adverse weather conditions. Reservations cannot be cancelled at the last minute on the grounds of weather conditions.

The Owner's employees, representatives and authorised persons shall have the right to access the Property at any time without prior notice to or consent from the Guest. The same right applies to authorised maintenance and cleaning personnel responsible for cleaning the Property and/or the swimming pool.

The agreed arrival and departure times specified at the time of booking must be strictly observed.

Should any belongings and/or decorative equipment belonging to the Guest, the Guest's invitees or associates remain on the Property beyond the agreed period of stay, the Guest shall compensate the Owner for any resulting inconvenience or damage and shall also be responsible for any legal, court, attorney or other related expenses.

The Owner shall have the right to use photographic material of the Property taken during the Guest's reservation and stay, provided that no guests or other individuals are identifiable in such material.

The Owner may use the Owner's own website or any other website which the Guest unconditionally accepts. Through such website, following the reservation and payment, the Guest shall upload a copy of their passport, identity card or EU driving licence, together with an email address, telephone number and any other information reasonably required.

DATA PROTECTION

The Parties shall comply with the General Data Protection Regulation (GDPR) with respect to the processing of any personal data.

At the time of booking, the Guest shall provide the Owner/Property Manager with an identity card, passport or EU driving licence, together with an email address and telephone number. The Owner/Property Manager shall be entitled to process the Guest's personal data both during the completion of the reservation process and after the reservation has been completed.

FINAL PROVISIONS

Any amendment to these Terms and Conditions shall be valid only if made in writing and signed by both Parties.

If any provision of these Terms and Conditions is held to be invalid or unenforceable, the remaining provisions shall remain in full force and effect.

These Terms and Conditions constitute the entire agreement between the Parties.
